  1. Are these apartments only available to students?
    No, but the majority of our residents are students. Many of our residents are law students, as we are located directly across the street from the law school. We also have a large number of grad students, quite a few undergrads, and a few residents that work professionally in the downtown area. In short, we are an equal opportunity housing provider and are happy to rent to anyone who qualifies.
  2. What is included in the rent?
    We offer many amenities free at our properties. For the specific amenities included with rent, please refer to the specific property page for the apartment you are interested in.
  3. Do you give resident referrals?
    Yes! You can save money on your rent by referring your friends. For each signed lease we receive from someone you referred, you will get a $50 rent credit. There is no limit to the number of people you can refer!
  4. Do you allow pets?
    Yes! We allow pets in all of our properties. We do not have any weight restrictions, but we do have breed restrictions due to insurance requirements. The monthly pet fee varies by number of pets and if they are spayed/neutered. The pet deposit is refundable and varies depending on the property you are applying for. There is a simple pet application and pet addendum that you will sign with your lease.
  5. Do you require administrative/paperwork fees?
    We do not charge excessive administrative fees at our properties. We simply require a $50 application fee to cover the costs of the credit and background checks.
  6. Do I have to pay my first and last month’s rent up front?
    No, unlike most apartments, we only require a deposit to hold the apartment until your move in date, when you will pay a prorated first month’s rent.
  7. What if I am out of town when my rent is due?
    All of our propreties offer the ability to pay rent online at no charge! We have partnered with AppFolio to provide you with an excellent resident portal. The portal can be accessed at PhoenixSouth.AppFolio.com.
  8. Do you tow from your properties?
    In order to ensure our residents have a place to park when they get home, we do have 24-hour roam towing. The company we use is Hobkirk Enterprises Towing & Recovery 850-224-6456.
